Which Type of Water Heater Is Best For Your House?
Most homes around here run a standard tank, and for plenty of them, that is still the right answer. The other two are worth understanding before you replace anything.
- Standard Tank Water Heater
A tank water heater keeps forty to eighty gallons hot and refills as you use it. Cheapest to buy, cheapest to install, and the simplest to repair when something goes wrong. It also heats that water around the clock, whether you need it or not, so it costs the most to run. Expect eight to twelve years here, often closer to eight.
- Tankless Water Heater
A tankless unit heats water as it flows through, so hot water doesn’t run out, and nothing sits in the garage staying warm. The limit is flow rate rather than capacity, which makes sizing important if your house runs two showers at once. It costs more to install, often a lot more if the gas line needs upsizing, and lasts around twenty years with an annual flush.
- Hybrid Heat Pump Water Heater
A hybrid is still a tank, with a heat pump on top that pulls warmth from the surrounding air instead of making it. That makes it the cheapest to run by a wide margin. It needs open space around it, so a garage works, and a hallway closet usually doesn’t, and the higher up-front cost pays back over the years rather than months.
Why Water Heaters Wear Out Faster in California
When you buy a water heater, the number on the label assumes average conditions. Ours are not average.

Hard water leaves sediment on the bottom of a tank and scale on the heating element. The unit works harder to reach the same temperature, and the popping or rumbling you hear is water boiling underneath that layer. Annual flushing pushes back against it. Skipping it for years at a time is how an eight-year tank becomes a six-year tank.
California requires seismic strapping.
Water heaters here have to be secured against earthquake movement, with two straps at specific heights and flexible connectors on the supply lines. Older installations frequently do not meet current code, which becomes an issue at replacement time and again when you sell the house.

That works in our favor for hybrid heat pump models, which need airflow, and it also means a leak announces itself on concrete rather than through a ceiling. It's worth checking the pan and the floor around your unit every few months.
