What SEER2 Rating Does a California Home Need?

If you’re shopping for a new system, you’ll see different efficiency numbers quoted, and knowing the difference saves you from comparing the wrong things.

In 2023, the Department of Energy changed how efficiency is tested, using conditions closer to those in a real installation with actual ductwork attached. The equipment didn’t change. The test did. A SEER2 number runs roughly five percent lower than the old SEER number for the exact same unit.

California falls in the DOE’s Southwest region, which carries stricter cooling requirements than most of the country because of how hard systems work here. For most residential split systems under 45,000 BTU, 14.3 SEER2 is the legal floor for new installations. That’s the equivalent of the old 15 SEER rating.

Where it makes sense to go above the minimum depends on how long you plan to stay in the house and how much you run the system. In a valley that runs the AC five or six months a year, that math works out differently than it would in a milder climate.

A converted garage, a bonus room, a permitted addition. These frequently end up on the original system without being resized, leaving those rooms warm while the rest of the house works harder to compensate.

How long does an air conditioner last?

Fifteen to twenty years with regular maintenance is typical. Systems in this area of California often land at the lower end of that, since they run more hours per year than the same unit would in a milder climate.

Once a year, ideally in spring before the first stretch of real heat. An annual tune-up catches worn parts and low refrigerant while they’re still small problems rather than a no-cool call in August. Age and the specific failure generally decide this. A capacitor or contactor on a newer system is almost always worth repairing. A major failure on a system past twelve to fifteen years usually isn't, especially if it still runs on older refrigerant. We'll walk you through where yours falls.

Central air cools the whole house through one system and a network of ducts. A ductless mini-split cools individual rooms or zones directly, with no ductwork required, which makes it a practical fit for additions, converted garages, or any room the main system never quite reaches. Central air is usually the better choice for cooling an entire house at once; ductless tends to win for targeted problem spots.

Ductwork, insulation, or sun exposure are usually the causes here. Upstairs rooms, spaces above a garage, and west-facing rooms all carry more heat load than square footage alone would suggest. A ductless mini-split is often the practical fix for one stubborn room.
