The Most Common Call We Get

Professional Drain Clearing in Simi Valley & Ventura County

Drains are where Dutton Plumbing, Cooling, Heating & Electrical started. We have been clearing them across Simi Valley since 1987, and it’s still the service we get called for most.

Our plumbers clear kitchen sinks, bathroom drains, toilets, tubs, showers, laundry lines, and the main line running out to the street. We work in homes throughout Ventura County, the San Fernando Valley, Santa Clarita, and Northern LA County.

Most clogs clear on the first visit, and you’ll know the price before we start. If the problem turns out to be more than a clog, we’ll explain what we found and what it means before recommending next steps.

Types of Drains We Commonly Clear

Most calls come from one of a handful of places in the house:

If more than one of those is happening at the same time, the cause is usually further out than any single fixture, and that changes what the visit looks like. Thankfully, our team of licensed plumbers also services sewers and drains.

What Is the Difference Between Drain Clearing and Drain Cleaning?

People use the terms interchangeably, but they are not the same job. Knowing which one your house needs is the difference between a short visit and an unnecessary invoice.

Drain clearing removes the blockage.

A cable or auger goes into the line, breaks through whatever is stopping the water, and pulls it out. This is what the large majority of calls actually need. Something specific is in the way, it comes out, and the drain works again.

Drain cleaning scours the pipe itself.

Cleaning means removing the layer of grease, scale, and buildup coating the inside walls of the line, usually with hydro jetting. It is not aimed at one blockage. It restores the pipe to its original diameter, which is a different goal entirely.

Which one you need depends on the pattern.

A drain that clogged once wants clearing. A drain that has clogged three times in a year wants cleaning, because the clearing keeps working and the line keeps closing back up. Kitchen lines in older homes are the usual candidates, since decades of grease narrow the pipe until almost anything catches.

How We Work a Clog

What to Expect From a Drain Clearing Visit

We Look Before We Recommend

A cable tells you something was in the way. A camera tells you what, where, and whether it is coming back. When a clog does not behave like a simple one, we run the line, and you watch the screen with us. Nobody should be asked to approve a sewer repair on the strength of a description.

No Chemicals Down Your Pipes

Store-bought drain chemicals generate heat against the pipe wall and tend to bore a narrow channel through a clog rather than removing it, which is why the problem returns in a few weeks. We clear mechanically, and when a line needs ongoing help, we use Bio-Clean, an enzyme treatment that works on the buildup without working on the pipe.

The Dutton Standard

What You Get On Every Call

At Your Door in 60 Minutes or Less

Most emergency calls get a technician out within the hour, and there is no surcharge for the speed.

Priced by the Job, Not the Hour

You hear the number before the work starts, and it holds until we pack up. A slow job costs us, not you.

Technicians You Can Trust in Your Home

Background-screened, drug-tested, and trained every week. Boot covers go on at the door, and the house gets left the way it was found.

Worth Knowing First

Drain Clearing Questions From Simi Valley Homeowners

How much does drain clearing cost?

An $89 dispatch fee covers the visit and the diagnosis, and it's credited toward the repair if you move forward.

Pricing after that is by the job rather than by the hour, so the number you hear is the number you pay, no matter how long the clog takes.

A single fixture usually takes under an hour. Main line clogs take longer, particularly if we need to run a camera to find what caused it. Your plumber will tell you what they are looking at before starting.

For a bathroom sink or a tub, it is reasonable. Those clogs are usually within reach and usually hair. For a kitchen line, a toilet, or anything where several fixtures are slow, a consumer snake tends to push the blockage further down rather than remove it, which makes the eventual visit longer.

For kitchen lines, it’s grease, which cools and hardens on the pipe wall until the opening narrows. Bathroom drains are often clogged with hair. Toilets are often clogged by items that were not meant to be flushed, and flushable wipes are the leading offender. Main lines are typically tree roots or a section of pipe that has settled out of level.

Not when it is done with the right tool for the line. Cable size and technique get matched to the pipe material and diameter, which matters in older Simi Valley homes running cast iron or clay. The bigger risk to old pipe is repeated chemical treatments, not mechanical clearing.
