Dutton Plumbing, Cooling, Heating & Electrical has worked the San Fernando Valley and Santa Clarita Valley since 1987, running out of our Sylmar location alongside our Simi Valley shop.

What Makes Valley and Santa Clarita Homes Different?

Same county, same summer heat, two very different building timelines.

The San Fernando Valley grew up first.

Neighborhoods like Van Nuys, Encino, and Sherman Oaks were largely built out by the 1960s, which means original galvanized supply lines, aging sewer laterals, and electrical panels that were never sized for a second AC unit and an EV charger. We spend a lot of time in these homes explaining what's original and what's already been replaced.

Santa Clarita came later.

Valencia and the surrounding communities were built out from the 1980s onward, so the plumbing and electrical systems are newer but working harder. Homes here sit further from the coast and catch more direct heat through a long summer, which means AC systems log serious hours and tune-up intervals matter more than the manual suggests.

Malibu sits apart from both.

Salt air off the coast goes after anything metal and outdoors the same way it does in Oxnard, so condenser coils, outdoor disconnects, and exposed fixtures wear faster than they would twenty miles inland.

Do you serve all of Los Angeles County?

We work most often across the San Fernando Valley and Santa Clarita Valley, since our Sylmar shop puts us close to both. As you probably know, Los Angeles County is enormous, so if your city isn’t listed above, give us a call.

They both run long, hot summers, but Santa Clarita sits further from the coastal marine layer that occasionally cools the Valley off in the evening. That extra distance from the coast is a big part of why AC systems out there tend to run more hours over a season.

Los Angeles is a massive city, so we don’t try to cover it all. What we do reach quickly are the neighborhoods that fall inside city limits but live their own identity day to day, places like Chatsworth, Granada Hills, Mission Hills, and the surrounding areas. Like the rest of the region, water here carries a high mineral load from groundwater and imported supply. It shortens water heater lifespans, clouds shower glass, and narrows older pipes over time, whether the house was built in 1955 or 2005. Filtration and conditioning both help, and which one fits depends on our free water analysis.
